AC repair
Diagnosis first. We measure before quoting a part, and tell you what the reading was. A capacitor, a contactor and a failed compressor all present as “not cooling” and they are not the same conversation.
We handle residential AC repair and replacement for Lake Mary, Heathrow and the rest of ZIP 32746: diagnosis before parts, a load calculation before a tonnage, and the permit pulled with the right authority for your address. Some Lake Mary addresses file with the city at 911 Wallace Court. Most file with Seminole County in Sanford.
Repairs are diagnosed by measurement — superheat or subcooling, amperage, static pressure — and you get told the reading, not just the verdict. Replacements are sized from your house rather than copied off the old data plate, quoted line by line, and not signed off until the final mechanical inspection passes.
Warm air at the register has four cause groups that look identical from the inside. After-hours call-outs are priced differently from a scheduled visit, and repair ranges are published here so you can check a quote against something.
Three replacement quotes for the same Lake Mary house arrive using different words for the same thing and leaving out different parts. Six lines make them comparable: nominal tonnage, SEER2, whether a Manual J load calculation was done on your house, the condition of your ducts, whether the permit is in the price, and the warranty terms stated separately.
| Every quote must state | Contractor A | Contractor B | Contractor C |
|---|---|---|---|
| Nominal tonnageIn tons or Btu/h, for each system in the house. | |||
| SEER2 (and HSPF2)The rating of the matched system, not the outdoor unit alone. | |||
| Manual J load calculationWas one performed on this house? Yes or no, with a copy attached. | |||
| Duct conditionWhat was inspected, what is being reused, what is being replaced. | |||
| Permit includedIn the price, and pulled with which authority — city or county. | |||
| Warranty termsParts, compressor and labour stated separately, in years. |
The full version runs to seven sections and about thirty questions, including the four that decide most disputes: who pulls the permit, whether the labour warranty is honoured by the contractor or a third party, whether the line set is being reused, and whether the Duke Home Energy Check has already been done. See the full checklist.
ZIP 32746 had 45,828 residents at the 2020 census. The City of Lake Mary had 16,798. Roughly two thirds of the people with a “Lake Mary, FL” address do not live inside the City of Lake Mary, and a good share of them are in Heathrow — an unincorporated census-designated place of around 2,200 homes in about 30 sub-developments, founded in 1985.
Heathrow’s permits are issued by Seminole County at 1101 E. First Street in Sanford. The city’s are issued at 911 Wallace Court in Lake Mary. Two portals, two fee schedules, two inspection queues, inside one ZIP code. You have probably already met this split somewhere else: the City’s own utilities page warns that “not all Lake Mary addresses are serviced by us” and points residents at a “Do I Live in the City of Lake Mary” map.
A contractor who cannot tell you which desk your address goes to before they quote it has not looked.

Mechanical permit fee for an alteration or repair — which is what a changeout is — is 0.75% of the documented mechanical valuation, $35 minimum. On a $9,000 changeout that is about $68. Inspections must be booked by 2:00 pm for the next business day. The city enforces the 2023 Florida Building Code, 8th Edition, and the 2020 NEC.

This is the desk for Heathrow, Heathrow Woods and the other unincorporated pockets that carry a Lake Mary 32746 mailing address. The county does not publish a residential mechanical permit fee schedule we could verify, so we do not quote one.
Those figures come from the Seminole County Property Appraiser’s own CAMA extract, filtered to tax district M1 — the City of Lake Mary — and to improved residential parcels. They describe the city, not the ZIP: Heathrow sits in the unincorporated county district and is not in this count at all. That is the jurisdiction split again, this time in the appraiser’s data rather than in the mail.
The pool number is the one that changes how a quote should be written here. A pool house in this market is usually the house with the wide sliding-glass span onto the lanai, and glass is load. Nearly half the housing stock inside the city has one. A load calculation that treats your house as a generic 2,176 sq ft box is more likely to be wrong in Lake Mary than in the next town over.
The age spread matters differently. Only 26.9% of city parcels were built between 1970 and 1989 — the window when straight-cool plus electric strip heat was standard — while 34.6% were built in 2000 or later. So the largest Duke rebate tier, the one for swapping strip heat out for a heat pump, is the exception in Lake Mary rather than the rule. Check what heat type you actually have before you budget around it.

Matched outdoor unit, indoor coil and air handler, sized from a load calculation on your house rather than copied off the old data plate. Permit pulled with the correct authority for your address, and the inspection closed out before final payment.
Orlando records roughly 3,452 cooling degree days a year against a short, mild heating season, which is why a heat pump — not furnace capacity — is the sensible default here, and why the Duke rebate ladder is built around getting electric strip heat out of the house.
Coil and blower cleaning, refrigerant charge verified against superheat or subcooling, condensate line and float switch, electrical connections. In a market with this much runtime, drain and coil fouling cause more no-cool calls than component failure does.
Static pressure and duct condition, not just the box outside. A 1988 attic duct system leaking into a hot, humid attic will defeat any SEER2 rating you pay for.
Central Florida’s comfort complaint is rarely temperature — it is the cold-but-clammy house. Oversized equipment short-cycles, never runs long enough to pull moisture out, and leaves a 74°F room feeling worse than a 76°F one that is dry.
Twelve questions, each answered on its own page. These are the verbatim wording used on live pages that rank for Lake Mary and Florida air-conditioning queries — evidence of how the question gets typed, not a capture of Google’s People Also Ask box.

Manual J, not square footage — and oversizing is the local error.
Yes — and the $7,500 exemption you read about excludes mechanical work.
