AC maintenance plan cost in Lake Mary, Florida

Researched market ranges, not our prices: a one-off tune-up runs about $120–$200 locally. Annual plan pricing is rarely published, so compare what is in the plan rather than the headline number — in a climate with roughly 3,452 cooling degree days, coil and drain fouling causes more no-cool calls than component failure.

What is published, and what is not

Researched third-party and locally advertised figures — not our prices

One-off tune-up$120–$200A Lake Mary operator publicly advertises $120 for a tune-up. The wider band is the researched national range.
Diagnostic, avoided$70–$200Most plans waive or discount it. That is a real number to put against the plan price.

Researched market estimates gathered on 6 September 2026 from third-party cost guides (hvac.com Florida replacement guide dated 8 April 2025, Angi Orlando install guide, HomeGuide, This Old House) and one publicly advertised Lake Mary competitor price list. These are not our prices, they are not a quote, and they are not verified against any Lake Mary invoice. Ranges from commercial cost-guide sites run wide for a reason. They are not our prices, not a quote, and no figure on this page should be treated as one.

What a maintenance visit should actually include

  • Evaporator and condenser coil condition, cleaned where needed — not just a rinse of the outdoor fins.
  • Blower wheel condition. A loaded blower wheel quietly removes a third of your airflow and nobody notices until the coil freezes.
  • Refrigerant charge verified against superheat or subcooling, with the reading written down. Not “topped up”.
  • Condensate line cleared, secondary drain and float switch tested. In an attic air handler this is the single item that separates a service call from a ceiling.
  • Electrical connections, contactor condition, capacitor microfarads measured against the rating on the can.
  • Total external static pressure, at least once, so there is a baseline to compare against later.

Why runtime, not brand, sets the maintenance interval here

Orlando records roughly 3,452 cooling degree days a year on NOAA’s 1991–2020 normals, against an average annual temperature near 73°F. A Lake Mary system runs a very long season and a very short heating one, so it accumulates duty cycles at a rate that makes national maintenance advice conservative.

The practical consequence is that the two things that actually fail here are the two that maintenance addresses directly: fouling and drainage. Coils load with dust and biological growth in a humid climate, and the condensate system runs almost continuously for months. Component failure — capacitors, contactors — is common too, and a measured capacitor reading at each visit gives you warning rather than a Saturday afternoon surprise.

One caution on plans: a maintenance agreement that exists to generate replacement leads is not maintenance. Ask what the technician writes down, and ask to see last year’s readings for your own system.

Does it protect the warranty?

Manufacturers routinely require documented maintenance as a warranty condition, so keeping the invoices matters. What they cannot do in Florida is start the clock somewhere other than installation: under s. 559.957, Fla. Stat. an HVAC warranty runs from the date of installation by a Florida-licensed contractor and may not be conditioned on the owner returning a registration card. If a salesperson tells you the term halves unless you register, that is not Florida law — register it anyway, but know the rule.
