AC repair
Diagnosis first. We measure before quoting a part, and tell you what the reading was. A capacitor, a contactor and a failed compressor all present as “not cooling” and they are not the same conversation.
We handle residential air conditioning for Lake Mary, Heathrow and the rest of ZIP 32746: repairs, full system replacements and changeouts, heat pumps, scheduled maintenance, duct work and humidity problems. Every replacement is sized from a load calculation on your house, permitted through the correct authority for your address — City of Lake Mary or Seminole County — and closed out at final inspection before final payment is due.

Matched outdoor unit, indoor coil and air handler, sized from a load calculation on your house rather than copied off the old data plate. Permit pulled with the correct authority for your address, and the inspection closed out before final payment.
Orlando records roughly 3,452 cooling degree days a year against a short, mild heating season, which is why a heat pump — not furnace capacity — is the sensible default here, and why the Duke rebate ladder is built around getting electric strip heat out of the house.
Coil and blower cleaning, refrigerant charge verified against superheat or subcooling, condensate line and float switch, electrical connections. In a market with this much runtime, drain and coil fouling cause more no-cool calls than component failure does.
Static pressure and duct condition, not just the box outside. A 1988 attic duct system leaking into a hot, humid attic will defeat any SEER2 rating you pay for.
Central Florida’s comfort complaint is rarely temperature — it is the cold-but-clammy house. Oversized equipment short-cycles, never runs long enough to pull moisture out, and leaves a 74°F room feeling worse than a 76°F one that is dry.
Orlando records roughly 3,452 cooling degree days a year on NOAA’s 1991–2020 normals, against an average annual temperature near 73°F, a warmest-month average high near 92°F and a coldest-month average low near 50°F. That is a near-continuous cooling load and a short, mild heating season, which is why heat pumps rather than furnace capacity are the sensible default here.
It also means latent load — moisture — not sensible tonnage is what drives comfort complaints. An oversized system cools the air fast, satisfies the thermostat, shuts off, and never runs long enough to pull water out of the house. The result is the familiar cold-and-clammy room. The fix is usually correct sizing and duct repair, not more tonnage, and a contractor who responds to “it feels damp” by offering you a bigger unit is about to make it worse.
Duct systems in 1979–1995 attics are the worst offenders in this market: they leak conditioned air into a hot, humid attic and pull humid attic air back into the return side.
