How to read your own build year
Built before 1990. The house is on at least its second system and probably its third. Original ductwork in an unconditioned attic is at or past service life, and this is the era when straight-cool plus electric strip heat was standard — which is also the only configuration that reaches Duke’s larger rebate tiers. Crystal Lake Winter Homes, Evansdale, Cardinal Oaks and the earlier Hills of Lake Mary phases sit here.
Built 1990–2005. The system in the house now is probably a mid-2000s or 2010s replacement, which means R-410A. That is the band where the refrigerant transition, not age, decides borderline repairs. Timacuan, Manderley, Woldunn, Woodbridge Lakes, Huntington Pointe, Reserve at Lake Mary and Tuscany sit here.
Built 2006 or later. Fountain Parke, Lake Mary Landings, Lake Emma Sound and Griffin Park. Original equipment, inside or just outside the mid-teens expected life. The right conversation here is maintenance, warranty terms and whether the existing system was ever correctly sized — not replacement.
One qualifier that runs across all three: a pool. 2,378 of these 5,343 parcels have one, and a screened lanai with a wide glass span changes the load calculation more than the age of the equipment does. Why pool homes size differently ›
